A beautiful LVT floor can be let down by one thing you never see once the job is finished - the subfloor underneath it. If subfloor preparation before LVT is rushed, even the best product can show imperfections, move underfoot or wear earlier than it should. For homeowners investing in a premium finish, that hidden groundwork matters just as much as the design you choose.

Luxury vinyl tile is popular for good reason. It offers the look of wood or stone, feels comfortable underfoot and works well in busy family homes as well as commercial spaces. But unlike some floor coverings, LVT is unforgiving when the base is not right. Minor ridges, dips, movement or moisture issues can transfer through to the finished surface and affect both appearance and performance.

Why subfloor preparation before LVT matters

LVT is a finished decorative floor, not a product designed to disguise problems below. It sits close to the surface, which means the quality of the subfloor has a direct impact on the final result. If the floor beneath is uneven, brittle, damp or unstable, those issues rarely stay hidden for long.

This is why professional fitters spend so much time assessing the condition of the existing floor before a single plank or tile is laid. Preparation is not an optional extra added to a quotation to inflate cost. It is a core part of the installation.

A well-prepared subfloor helps LVT sit flat, bond properly and wear evenly over time. It also gives a better feel underfoot. In a kitchen, hallway, bathroom or open-plan living space, that difference is noticeable every day.

What fitters look for before LVT is installed

Every property is different, especially across Kent where homes range from newer builds to older period properties with plenty of character. That is why subfloor preparation before LVT always starts with an inspection rather than assumptions.

Flatness and level

A floor does not need to be perfectly level in every case, but it does need to be suitably smooth and flat for the type of LVT being fitted. Small undulations can cause visible defects, particularly with plank formats and designs that catch the light. If there are hollows, high spots or old adhesive ridges, they usually need to be corrected.

Strength and stability

The subfloor must be solid enough to support the new floor without movement. If there is bounce in timber floors, loose boards, cracked screed or crumbling areas in concrete, those defects should be addressed first. LVT performs best on a stable base.

Moisture levels

Moisture is one of the most important checks, particularly on ground floors or in properties where the history of the existing subfloor is unclear. Excess moisture can interfere with adhesives and lead to long-term problems. A floor may look dry on the surface but still hold moisture below, which is why proper testing matters.

Existing floor coverings and residues

Old vinyl, tiles, carpet adhesives, bitumen residue and paint can all affect the bond and smoothness of the new floor. Sometimes the existing surface can be prepared and overlaid. In other cases, complete removal is the better route. It depends on what is there and how sound it is.

Common subfloor types and what they usually need

There is no single method that suits every project. The right preparation depends on the subfloor construction, the room use and the LVT product being specified.

Concrete subfloors

Concrete is common in kitchens, ground floors and many commercial settings. It can provide an excellent base for LVT, but only if it is dry, smooth and free from contamination. New concrete and sand and cement screeds often need time to dry properly before floor installation. Older concrete may need repair, grinding or smoothing compound to create the right finish.

If moisture readings are too high, a surface damp proof membrane may be required before further preparation can continue. This adds time and cost, but it is far preferable to fitting over a floor that is not ready.

Timber subfloors

Timber needs a slightly different approach. Floorboards may require securing to reduce movement, and uneven boards often need an appropriate overlay to create a smooth surface. Ply or specialist preparation boards are commonly used, depending on the condition of the floor and the specification required.

Timber can be an excellent base once properly prepared, but it is less tolerant of shortcuts. Small amounts of flex can become a real issue under LVT if not dealt with first.

Existing tiles or old flooring surfaces

It is sometimes possible to prepare over existing ceramic tiles or other hard surfaces, but only when they are firmly bonded and in good condition. Grout lines, lipping and damaged areas usually need smoothing out. If the existing floor is failing, preparing over the top is often a false economy.

The role of smoothing compounds and floor levelling

One of the most common parts of subfloor preparation before LVT is the application of a smoothing compound. This creates the clean, even surface needed for a high-quality finish. It is not simply a cosmetic step. It helps provide the right base for adhesion and reduces the chance of imperfections telegraphing through.

Different compounds suit different conditions. Some are designed for timber, some for concrete and some for challenging renovation work. Drying times also vary. In straightforward rooms the process can move quickly, while more complex floors may need several stages.

This is where experience matters. Choosing the wrong product, applying it at the wrong thickness or laying LVT before it has cured properly can create problems that are expensive to put right later.

Moisture testing is not a box-ticking exercise

Homeowners are often surprised by how much emphasis professionals place on moisture, especially when the room seems perfectly dry. The reason is simple. Moisture-related failures can be slow to appear, but once they do, the disruption is significant.

A proper moisture test gives a clearer picture of whether the subfloor is ready for installation. If a damp proof membrane is needed, it should be treated as protection for the whole flooring investment rather than an inconvenience. The same applies in commercial settings, where heavy traffic makes any failure more costly.

Why preparation costs vary from one room to another

Two rooms of the same size can have very different preparation requirements. A newly built extension with a clean, dry screed may need relatively little. An older hallway with uneven boards, old adhesive residue and signs of historic moisture may need far more work before LVT can be fitted correctly.

That is why quotations for LVT should never be judged on product alone. The preparation stage can make the difference between a floor that looks good for a few months and one that continues to perform year after year. It is also why a site measure is so valuable. Until the existing floor is assessed, any preparation cost is only a guess.

Can you skip subfloor preparation before LVT?

Technically, some people do. Practically, it is rarely worth the risk.

You may save money at the start by reducing preparation, but the trade-off is usually visible in the finish and durability. Gaps, shadowing from the subfloor, lifting edges, movement and premature wear are all more likely when the base has not been prepared properly. If the floor has to be lifted and replaced, the original saving disappears quickly.

For landlords and commercial customers, there is another factor - disruption. A poorly prepared floor does not only cost money. It can mean rooms out of action, unhappy tenants or interruption to business operations.
